以vegas爲例,現時已經唔同兩年前。
兩年前vegas一街都係foreclosure(銀主盤),現時已經去得九九十十。
雖然價錢唔係算升咗好多,但係真係冇徙盤。稍爲平D嘅,一上市3日就俾人掃徙。
現時先至入市的話,個人意見已經係水尾,2010同2011入市就最正,唔駛USD60000都可以買間唔錯嘅1000+呎嘅condo,租出去可以收USD750/月,當年一街都係盤,要買話咁易,租亦好容易租出去。現時呢D condo都賣緊7萬幾,仲冇盤添!

LA唔抵買,比高峰只係跌20%,vegas跌60%+另外,加州法例係保障租客,內華達州係保障業主。
加州有地震,內華達州甚少有地震。
LA樓價係las vegas嘅4倍,但係租金只係las vegas嘅double,即係回報低過las vegas低過一半。

Las vegas gross return rate can be as high as 13-15%After all expenses, you can still easily get 7-8% net.
我玩咗las vegas差唔多3年,放租一D都唔難,只要價錢啱的話,一般2個月都租得出。

另外我前日先去完las vegas,近半年樓市起咗好多,差唔多2成,問題都唔係價錢,而係根本冇盤。

用我相熟agent嘅電腦自己search過,西北區+西南區+南區+Henderson,6萬USD以下嘅1000+呎2房2厠+嘅condo得3間,有間仲係water damage,12萬以下嘅1300呎+3房2厠+獨立屋都係得5間左右,有D仲係你唔會買嘅。  早一年前用咁嘅criteria search的話,condo同獨立屋應該各有20-30間咁上下。  除非你肯高價追貨,否則作爲bargain hunter的話,你都幾難入到貨。


仲有唔知你哋知唔知美國買樓嘅程序同香港好唔同,香港打個電話就得,美國要寫offer,好似玩暗標咁,所以唔似得香港反應咁快,好多時入完offer都係徒勞無功。仲有美國嘅盤源係公開嘅,即係你搵任何一間地產經紀都係睇到相同嘅盤。

我有香港朋友2月起已經想在las vegas買樓,到今日都只係買得一間,入過n咁多offer都全部都俾人搶徙,氣都佢死!

有钱那里买屋子都可以啦~~
但是现在经济都不是很好。

应该快入手,楼价开始上涨,有钱最好入货。
